Zillow’s index is a smoothed, seasonally adjusted estimate for the middle third of homes, single-family houses and condos together (city file). The median sale price is the middle of the homes that actually sold that month (file), so it swings with the mix: $485,000 in January 2026, $676,000 in February, $630,000 in June and $570,000 in July. The Census figure is what owners said their homes were worth over the five years to 2023, which is why it trails the market.
Ten years of Apex home values
Values rose by about $10,000 to $15,000 a year until 2020, then jumped 20% in 2021 and another 29% in 2022. Since then they have moved sideways and edged lower. Over the full 10 years, the typical Apex home gained about 72%.

The wider Raleigh-Cary market
The FHFA’s all-transactions index for the Raleigh-Cary metro area, which tracks repeat sales of the same homes, rose 1.1% from the second quarter of 2025 to the second quarter of 2026 and 45% over five years (metro data). The FHFA index counts refinance appraisals as well as sales and covers the whole metro area, so it does not move in step with Zillow’s Apex figures.
